Landlords / Letting Agents have specific legal responsibilities regarding gas safety. If you are a Landlord / Letting Agent , letting property equipped with gas appliances, it is important to understand and comply with the law relating to gas safety. The Gas Safety (Installation and Use) Regulations require the landlord to have a gas safety check done by a Gas Safe Registered engineer every twelve months.
Domestic Gas Services provide gas safety certificates for domestic properties (CP12's). We offer a complete Gas Safety Inspection of your property, with all appliances fully serviced. A Gas Safety Certificate, showing a report on all appliances (safe and unsafe), is issued upon completion.
As a Landlord, these safety checks must be carried out annually and a certificate proving all appliances are working safely must be obtained. Once we have carried out the inspection and the CP12 has been issued, you as a Landlord, will be added to our database. Reminders are sent out annually, ensuring your gas safety checks are kept up to date, in line with the Gas Safety (installation and use) Regulations.
Gas Safety Inspections Only (excluding Full Service of Appliances)
Domestic Gas Services also provide a Gas Safety Inspections only service. This means we provide you with a safety inspection, without fully servicing your appliances. This is done at a reduced cost. Upon completion of the inspection, you will be notified if any appliances require an immediate service.
If an immediate service is required, our Gas Safe Registered engineer, is available to service your gas appliances, at an additional cost whilst we are on site.
Letting Agents
Letting Agents (or Private Landlords with multiple properties) can be provided with CP12's at a reduced rate. Please contact us for more details.
What Does Landlords Gas Safety Inspection Include?
A Domestic Gas Services engineer will check the following during a Landlords Gas Safety Inspection:

Check appliance(s) and installation pipework for gas tightness. |

Check gas emergency control valve is accessible and gas meter pipework is satisfactory. |

Check standing and working pressures if test points available. |
 |
Check burner pressure/gas rate against manufacturers data plate. |
 |
Check for satisfactory provisions for all necessary ventilation. |
 |
Test flue flow to ensure removal of products of combustion & test for spillage. |
 |
Check and analyse flue gases using flue gas analyser. |
 |
For concealed flues in voids ensure there is adequate inspection hatches |
 |
Check satisfactory operation of all the flame failure devices. |
 |
Check for physical stability, presence and effectiveness of stability brackets (where appropriate). |
 |
Investigate any evidence of unsafe operation and report to person responsible. |
